At its height, her fortune was worth $34 billion; but recently it has taken a significant hit as China’s property sector struggles amid liquidity issues and potential debt default risks.
Yang Huiyan owns a majority share in Foshan-based real estate developer Country Garden Holdings, founded by her father in 1992 and founded as an entity by herself in 1992. Additionally, she is known as an active philanthropist.
Founder of Country Garden Holdings
Yang Huiyan became sole heir apparent of Country Garden, the world’s largest homebuilder by contracted sales, when her father, Yeung Kwok Keung stepped down as co-chair in February 2023. Her appointment caused an upheaval in China’s real estate market as investors worried the firm may default on its massive debt pile of US$16.5 billion denominated in dollar bonds according to CreditSights research firm.
China’s property sector has been hit hard by debt problems in the form of massive borrowing. Country Garden was one of the biggest developers affected, amassing large debts while finding it hard to access financing conditions. Established in 2007, Country Garden gained widespread praise for introducing greater transparency into the industry as well as encouraging other developers to utilize financial instruments – it once stood as an exemplar of fiscal responsibility in an otherwise reckless industry.
Foshan-based company caused further uncertainty by defaulting on an interest payment to one of their largest dollar bond holdings, prompting speculation of possible overseas default payments as early as November and even postponing domestic maturity dates, such as one due in 2025, further.
Analysts expect the company’s cash flow will remain tight as it struggles to adapt to a slowing real estate market. A public statement issued by the firm said its founding family, including Yang Huiyan, remains in China and working normally and dismissed reports on social media suggesting they had fled as mere speculation.
Debt woes at this firm underline the risks of depending on non-yuan assets in mainland China’s tightly regulated financial markets, where foreign currency deposits have become less popular over time. They also underscore the significance of having a diverse business model capable of tapping into new sectors as a buffer against any downturns; founders of other property firms have had to reduce risk exposure while protecting themselves against an uncertain market future by scaling back investment plans over recent years.

Founder of the Guoqiang Public Welfare Foundation
China’s real estate boom and bust were an unexpected shock for major developers, as profits had been driven by rapid urbanization, low land acquisition costs, and an overheated apartment market. This combination led to rapid urbanization, lower land acquisition costs, an overheated apartment market and ghost cities being developed – communities built that were never lived in. Furthermore, property sectors became highly leveraged leading to defaults that wiped out billions in investor capital.
Yang Huiyan has demonstrated her generosity despite her vast fortune by giving some of her personal shares in Country Garden to a Hong Kong-incorporated foundation managed by her sister in order to be held for 10 years and then donated for various charitable purposes, such as poverty alleviation, education and culture and disaster relief.
Guoqiang Public Welfare Foundation’s first significant donation was an unprecedented 2.2 billion yuan investment into Tsinghua University to finance research into advanced technology and develop talent, one of the largest ever given by an individual to any single Chinese institution. Furthermore, this foundation has contributed over 6.7 billion yuan to Country Garden poverty alleviation projects.
Yang Huiyan grew up in rural China with her father working on construction sites as a laborer. As a child she would attend board meetings with him; later working alongside him at their company before becoming its chairmanwoman in 2021.
At one point in her career, she was estimated to be Asia’s richest woman with an estimated net worth of over $34 billion; this number has since fallen by more than 80% as China’s real estate market crashed and wealth declined significantly. Even so, she remains one of the richest women worldwide and her fortune dwarfs most people’s wildest expectations.
As bubbles burst, they often lead to an adverse wealth effect that causes individuals to cut spending sharply – further compounding China’s slowing economic growth. Therefore, China has begun tightening up control on real estate and other assets in order to avoid another asset bubble from developing.
